When my brother in law passed away it was discovered that my sister in law is a serious hoarder and has early stages of Alzheimer’s disease. “My wife and I are dealing with an estate situation that includes her stepmother’s home, which has a substantial reverse mortgage. We received a letter from Jonathan Faccone who is the principal of Halo Homebuyers LLC, potentially offering to buy the property in “as-is” condition.
I called Jonathan and explained the home situation in detail, including potential remediation issues with it that could consume assets of the residual estate. We are planning to “handover” the home to the mortgage company via a “Deed In Lieu” (DIL) repayment process. This basically gives the home to the mortgage company to satisfy the reverse mortgage balance.
However, because my wife’s stepmother’s estate named a charity as beneficiary, she (as Executor) is subject to review by the NJ Attorney General’s office about how she handles distribution of the residual estate. Thus, we wanted to be sure that we were making a fiscally responsible decision in giving the home to the mortgage company. (The reverse mortgage is a non-recourse loan, so the mortgage company’s only remedy for repayment is the property itself – and not the residual estate.)
Jonathan listened to my story very patiently and then provided his feedback, from his perspective as someone who makes a living by buying, fixing up, and selling homes. He agreed with our preliminary conclusion that the potential remediation issues and the high mortgage balance made it entirely too risky for our trying to sell the property, even in an “as-is” condition. Further, he told me about some of his experiences (horror stories) of high remediation costs…and the potential of being trapped into incremental expenses by starting a sale process. He totally validated our position!!
Thus, even though we were not able to do business in the normal sense, Jonathan donated his valuable time to listen and give me an expert opinion! As a retired businessman myself, I appreciated his honesty and his willingness to give me the benefit of his experience – even though he had nothing tangible to gain from it. This is the type of company that you can rely upon to give you a fair deal – and to guide you through the potential pitfalls that exist in a home transfer process!!”

“My mother-in-law passed away in 2017, leaving behind a ranch house in Narberth, Pennsylvania, which she had lived in since the mid-1960’s.
The family made the decision that we needed to sell the house. Houses in the area are routinely sold and gutted, regardless how great the condition might be. Our house was not in immaculate condition. With these two facts, we decided our best route was to sell the house to a redeveloper.
We met with several firms. Most gave us low-ball offers. We knew the fair value because we first had the house appraised by a licensed appraiser. We also learned during the process that not all redevelopers are really what they claim to be. We thought we had the house sold, only to learn that the buyer wanted to show the house before we closed in order to “pre-sell it.” The discussion of a reasonable earnest deposit ended that negotiation.
Fortunately, we found a letter we had received from Halo Home Buyers. I reached out to Jonathan Faccone and although he was on vacation with his family, he spent time with me on the phone to understand the transaction. He arranged for an associate, Jorge Fagundes, to come out to the house. Jorge came within a few days and we walked the house and property together. He called back within a week with an acceptable offer.
Jorge was an absolute pleasure to work with! He spent the time to both ask and answer questions as well as to kick around ideas as to how they might proceed with the renovations. We were able to go to contract within a few days and we were present when he brought other people to the house (architects, engineers, etc.)
Jorge also recognized that we had a huge amount of emptying to do. We agreed on the closing date and he came back a few times asking if we were still okay with that date and offered more time if we needed it. A part of the contract was that we could simply walk away, leaving behind anything we could not dispose of. That alone saved us time and money!
The closing went without a hitch. Papers signed and payment received exactly as agreed upon with no last minute surprises.
